Ten Tips For Tenants:

1. Get a lease: Do not rent without a written lease. If you don't have a lease you will be considered month to month and your landlord could at any time give you 30 days notice to vacate.

2. Review the lease: Before signing a lease make sure you read it over and understand it.

3. Promises: Get any promises the landlord makes for fixing anything wrong with the property in writing before you rent the property.

4. Paying rent: Pay your rent each month and on time. Pay with a postal money order or by check. Try not to pay by cash and always get a receipt.

5. Purchase renters' insurance: Your landlord's insurance policy will not cover your losses due to theft or damage. Renters' insurance also covers you if you're sued by someone who claims to have been injured in your rental due to your carelessness.

6. Repairs/Issues: Make your landlord aware of any issues or anything that needs to be repaired in writing immediately. Send a letter certified mail to your landlord with your concerns.

7. Document: Document everything. Keep documents of all rent receipts, other receipts, and letters sent to the landlord.

8. Take pictures/video: Take pictures or video of the property inside and outside before you move in. Also take pictures or video anytime something gets damaged or there are issues. Pictures or video are the best evidence in case you would have to take your landlord to court.

9. Disorderly Conduct: Do not commit any disorderly conduct on the property such as loud noise, drugs, or fighting.

10. Protect your privacy rights: Next to disputes over rent or security deposits, one of the most common and emotion-filled misunderstandings arises over the tension between a landlord's right to enter a rental unit and a tenant's right to be left alone.
